REGULAR MEETING – July 14, 2009

A regular meeting of the El Rancho Florida Homeowners Association was held on July 14, 2009, 6:00 PM, at Rex Emenegger‘s house. Present at the meeting were:

Jack Wasserbach – President

Rex Emenegger – Vice President

Kate Pickford – Secretary

David Shultz

Bill Westendorf – Ditch Walker and Marsha Moreland, Administrator was present for the meeting. The meeting was called to order at 6:00PM.

MINUTES:

A motion was made, moved and passed to approve the minutes of March 10, 2009 as submitted.

ACCOUNTS PAYABLE:

A motion was made, moved and passed to pay the bills.

IRRIGATION DITCH – BILL WESTENDORF:

Mr. Westendorf stated that there were approximately 20 days left of water in the ditch unless there is rain.

A discussion opened on property owners sealing their ponds to save water. It may be that the Ditch Co. may in the future require all pond owners using the ditch to seal them prior to filling from the ditch in the spring. This would be a one time expense if done properly. There are a total of 17 ponds in the subdivision.

Kate will do a little research on the application of Betonite for sealing ponds – costs, amounts, etc.

There followed a brief discussion on whether or not the HOA could lease more water from Annala or Shumway if they are not using all of there allotted amounts from the ditch. Bill & Rex will check into this further.

CONTRACT FINALIZED FOR 2009 – DITCH WALKER:

The contract for Bill Westendorf was finalized for the season 2009 at $3450/year. The contract was effective 4-1-09. 3 payments of $1150/each in May, July and August.

METROPOLITAN DISTRICT UPDATE:

Ÿ There was some minor vandalism at the pump house this spring down by the pond.

Ÿ The recent water outage on July 12, 2009 was due to a bad gasket from the pump manufacturer.

Ÿ The slab for the new tank is poured and tank is at the site. The tank will be assembled on Monday, July 20th and will begin filling the tank on July 27th.

Ÿ RFPs for the Water System Study brought in a wide range of costs. The Metro. Board is evaluating the proposals to find out just why there is such a wide range in the cost of the proposals.

MESSAGES FOR THE BILLINGS:

1. Anyone using the pond down by the bridge MUST lock the gate upon leaving.

There being no further business the meeting was adjourned at 7:40 PM.
