EL RANCHO FLORIDA HOMEOWNERS ASSOCIATION, INC.

REGULAR MEETING – MARCH 10, 2009

The regular meeting of the El Rancho Florida Homeowners Association was held on March 10, 2009, 6:00 PM, at Rex Emenegger‘s house. Present at the meeting were:

Jack Wasserbach – President

Rex Emenegger – Vice President

David Shultz – Treasurer

Kate Pickford – Secretary

Peter Dietrich

Marsha Moreland, Administrator, was also present for the meeting. The meeting was called to order at 6:05 PM.

MINUTES:

A motion was made, moved and passed to approve the minutes of January 21, 2009 regular meeting and February 10, 2009 annual meeting as submitted.

ACCOUNTS PAYABLE:

A motion was made, moved and passed to approve the payables submitted.

CONTRACT – DITCH WALKER, BILL WESTENDORF:

Discussion followed on the requested increase in the annual contract amount for Bill Westendorf, Ditch Walker. Mr. Westendorf will be returning in May and should be able to come to the meeting to discuss his contract. The meeting will be May 12, 2009.

MEETINGS FOR HOA BOARD IN SUMMER TIME:

After a brief discussion it was the consensus of the Board to have HOA meetings every other month in the summer months. The April meeting will be waived due to no issues to discuss. The next meeting will be in May at Rex’s house, 6:00 PM.

METRO DISTRICT TANK PROJECT UPDATE:

Jack and Marsha gave a brief update on the progress of the new tank project to date. Bids were received, and the bid taken was from EAI for the amount of $219,800. It was $26,000 less than the other bid received. A loan from DOLA has been engaged in for $100,000 at 5% interest.

A Request for Proposals has been advertised for a comprehensive study on the water system and its needs. There were numerous contractors in attendance at the Walk-Thru.

The HOA Board asked if there is a Back up generator for the heater in the pump house. Due to freeze ups it would be an inexpensive fix to have a small generator to keep the pump house from suffering freeze ups causing water outages.

MISCELLANEOUS:

A request to remove numerous trees that are dead at the address of 41 Cassidy Drive has been received by the Board. Julie Shultz stated that she would love to have the wood for firewood. The Board will get in touch with the Owners and see what can be done to remove the dead trees.

There being no further business the meeting was adjourned at 7:00 PM.
