REGULAR MEETING – April 13, 2010
The regular meeting of the El Rancho Florida Homeowners Association was held on April 13, 2010, 6:00 PM, at 20 Cassidy Drive – Jack Wasserbach‘s house. Present at the meeting were:

Rex Emenegger – Vice President
Kate Pickford – Secretary
Peter Diethrich
Also present at the meeting was Marsha Moreland – Executive Secretary. David Shultz was unavailable for this meeting.
MINUTES:
A motion was made, moved and passed to approve the minutes for January 19 and February 16, 2010 as submitted.
INSURANCE:
The HOA may be getting a refund from Wells Fargo Insurance on the cancellation of the old policy. Marsha is not sure whether there is a refund or not and will check into it for the Board.
Only a partial payment was made to Wells Fargo.
BUDGET 2010:
The Board has agreed that they would like to rent a port a potty for use at the common area at the pond site. HOA would pay for rental for 8 months. There are some considerations about a concrete pad needing to be poured and whether or not it needs to be bolted down. Jack will discuss the possibility with other Metro. District BOD on placing the potty at the pond site for public use.

NEW BUSINESS:
Rex Emenegger reported that there is a dozer available for $3500. It has a seven foot blade, John Deere, 1960 model. It might be a good thing for the HOA to have for work within the District. The other BOD did not feel the need to spend the HOA’s monies on the dozer since they do not really have a need to do special projects.
METRO. DISTRICT UPDATE:
1. The Leak Detection Survey was completed. There are no leaks in the water lines; however, there may be a few meters that are not working correctly. Perhaps there are possible illegal tie-ins.
2. The Sanitary Inspection has passed. The State does feel there are some deficiencies that need addressing. The main meter will need to be calibrated. The distribution system may have some areas that need replacing.
3. The PER is in process.
4. The control panel is complete. Telemetry controls are installed. Intrusion alarm is wired in the pump house and a low level alarm for the tanks, calls for overflow on the tanks and the clear well also.
